H&M has taken 23,500 sq ft (2,185 sq m) of retail space at the former House of Fraser store in Union Street, Aberdeen, which is being broken up by Catalyst Capital.
The Swedish fashion giant's first store in the city will trade on two levels.
Catalyst acquired the 95,000 sq ft (8,825 sq m) property in autumn last year as part of J Sainsbury's Developments' portfolio, which it bought with Deutsche Property Asset Management and Gresham Property Management.
Eric Young & Co represented H&M and Gooch Cunliffe Whale and Campbell & Co are the letting agents. Gooch Cunliffe Whale director Keith Whale said negotiations are under way with retailers to take the remaining 22,000 sq ft (2,000 sq m) of retail space.
