Chapelfield, Lend Lease's new 510,000 sq ft (47,300 sq m) mall in Norwich, is now 85 per cent pre-let, with 18 months still to go before completion.
In the latest deal, Zara has signed for a 17,000 sq ft (1,580 sq m) flagship store.
Zara joins existing fashion anchors House of Fraser in 140,000 sq ft (13,000 sq m); H&M in 30,000 sq ft (2,785 sq m); Mango in 6,000 sq ft (555 sq m); USC in 8,000 sq ft (745 sq m) and French Connection in 3,800 sq ft (350 sq m).
A range of other units are either signed or in solicitors' hands, with deals being struck at about£220 Zone A.
Zara UK managing director Mike Shearwood said: 'We have had a good run with Lend Lease, having secured flagship stores at Chapelfield and Touchwood, as well as our relocation at Bluewater. Chapelfield will become the prime fashion pitch in Norwich, and it's great to have our store right in the middle of the action.'
Lend Lease has forward-sold the Chapelfield development to Capital Shopping Centres. DTZ and Francis Darrah are the letting agents.
