Iain L- Yes i agree, i hope the Borders Staff do find alternative employment and all do well. i don't think the intention is to sling mud , my apologies if anyone thinks this is the case , it's merely a debate.

Ian - My comment on competitiveness should fall with Landlords too, the point i was trying to make was that there are competitive areas in every business - Landlords have fallen too with the recent environment and i still say that Landlords(now) are taking this into account when negotiating deals / reviews, certainly that's been my experience . Indeed who takes the hit when a company goes under - The staff/ The Suppliers/ The landlord & more , all get nothing, Yes i agree that no-one *expects* to fall on hard times but if your business is viable then you will succeed - if not, it will fail, the consumer will vote with their feet and your sales will reflect this as will your companies viability.but managing operational costs is paramount as i'm sure you know.

Your last paragraph surprises me though ? - why would you take a store that wasn't commercially viable - That's like saying "i'm going to take this mortgage i cant afford and then say when you couldn't pay it , well it's the lenders fault, i wanted to stay there because it was a good area but they put the interest rate up and i couldn't afford it, so it's their fault , when it will quite clearly sate this in the contract. That's the type of irresponsible conduct that has had the country at its knees, certainly where lending is concerned, no ? we all have a choice and those that choose wisely will win.
