Mexx has taken a lease on a 2,800 sq ft (260 sq m) unit at Shannons Mill, the West Midlands outlet mall being developed by Norton & Proffitt - a joint venture between St Modwen Properties and local developer Goold Estates.
Meanwhile, fashion retailer Prima Tessuti has agreed to take a 3,000 sq ft (280 sq m) unit at the mall.
Letting agent Markham Vaughan Gillingham is quoting rents of£25 per sq ft (£270 per sq m) for the scheme, with tenants paying 12 per cent of their turnover as top-up rental. Leases are for terms of 10 years, outside of the Landlord and Tenant Act 1954.
Norton and Proffitt director Dominic Goold said: 'The attraction for fashion retailers is the location. Shannons Mill has one of the largest catchments in the UK, with 4.5 million people within an hour's drive, and CACI research shows the potential to be one of the UK's top three factory outlet centres with regard to volume of visitors.'
A 46,000 sq ft (4,275 sq m) former Sainsbury's on the site is being demolished, and consent exists to replace it with a 110,000 sq ft (10,220 sq m) hypermarket, which is under offer.
