Ian - on the contrary - i wish i did ! What i'm saying is that everyone should look at their own operation before blaming everyone else. and i agree regards the property deals but common sense should prevail. research always pays dividends.

Your point on upwards only deals & the "crystal ball clause" then if the landlord & retailer signs a deal on the basis of either 5,10.15 years and the retailer exceeds expectations( upwards only turnover) does the retailer then go back to the landlord and say " i'd like to pay more rent please because its successful" , no, i don't think so ! Look at the success stories out there.

I agree regards a realistic approach from both parties.but it works both ways and i'd bring you back my comment on people who loose out .
