Stannifer has revamped Bradford's£300 million Broadway scheme after taking over the project earlier this year.
The city council has given its backing to the changes, which will beef up the retail content, subject to ratification by the Office of the Deputy Prime Minister.
Architects Benoy have redrawn plans to create 13 per cent more retail floorspace, bringing the total to 588,500 sq ft (54,760 sq m), increasing the number of residential units from 120 to 162, and introducing a 120-bed hotel and 42,000 sq ft (3,900 sq m) of office space. In addition, the revised scheme now has more than 1,800 parking spaces.
According to Stannifer development director Andy MacDonald, much of the new space will be given over to large units, purpose-designed to meet individual retailers' requirements.
'Our enhancements to Broadway's design respond to the needs of key national retailers, and improve the commercial functionality of Broadway as a mixed-use destination,' he said.
Connectivity between Broadway and the surrounding areas of the city centre will also be enhanced, and include the creation of a first floor bridge link between the Law Courts and Leisure Exchange.
Debenhams and Bhs have already signed up as anchor tenants, and Stannifer expects to announce further major lettings shortly. Joint letting agents for Broadway are Lunson Mitchenall and Simon Lyons & Co.
